BUY TO LET
We are happy to advise on letting potential of properties you may be thinking of purchasing to let and are happy to look at properties with you, whether with Whitton & Laing or another estate agent. There is no charge for initial letting advice, and this can be in person, over the phone or via e-mail.
If you are leaving the area or country and do not wish to let your property we are able to provide a caretaking service which can be individually tailored to your specific requirements and can include such things as arranging gardeners, re-directing post, holding a monetary fund for routine utility bills, general maintenance, checking time switches and simply keeping an eye on your property. The cost of this service is dependent on the level of service you require but can be very flexible.
TAKING OVER EXISTING TENANCIES
We are happy to take over the management of existing tenancies whether previously managed by yourselves or other agents. The fee payable is per our usual management terms without the payment of the initial upfront letting fee. We are happy to liaise with your current letting agent and will arrange a transfer of management and paperwork etc. We do everything to ensure a smooth transition to enable a smooth transfer with no upheaval and minimum inconvenience to you and your tenants.
NB some letting agents may charge a penalty for transferring an existing tenancy and you should refer to any letting agreement you have with your current agent. before instructing us.
If you wish us to deal with a particular aspect of the tenancy which you currently manage yourself such as serving a Rent Increase Notice or a Notice to Quit (both of which must be done in statutory form) or to help you with rent collection problems, breaches of tenancy or advice on re-gaining possession through the court process we are happy to do this. Fees may be payable depending on the length and level of our involvement.
Whitton & Laing have three auction sale rooms, two in Exeter and one in Budleigh Salterton holding regular sales of antiques, specialist items such as pictures and jewellery and general furnishings, which can be useful for landlords wanting to clear a rental property of its contents in their entirety.
We have long-established and successful sales offices in Exeter and Exmouth who are on-hand to offer advice to landlords interested in selling elements of their portfolio. A member of sales staff is able to attend an appointment with a lettings adviser so you can receive both advice at the same time (find out more about our sales services).
Our block management department looks after a large number of blocks of flats and houses throughout Devon, Cornwall and Somerset and partucularly in east Devon including the Exmouth marina development and now have a dedicated team looking after owner's interests within our newly refurbished offices in Exmouth (find out more about our block management dept.).
We have an experienced team of chartered surveyors, providing property valuations, homebuyer reports and full structural surveys, They can also oversee building works, provide project management, advice on planning issues, obtain consents etc (find out more about our chartered surveyors department).
