SCHEDULE OF CONDITION REPORTS

Principally used for compiling maintenance schedules for use with large residential flat developments or for residential/commercial landlords. Additionally these reports can form part of a tenancy agreement for referral upon lease termination to ensure that a building/property has suitably been maintained in accordance with lease terms. 

A Schedule of Condition Report details exactly the existing state or condition of a building prior to a purchase, renting by tenants or a change of ownership. It details the condition and any damage which has already occurred as well as areas likely to give problems in the future. The report also includes photograph illustration recording of the building and all defects/ damage.
 

MAINTENANCE SCHEDULES

A planned preventative maintenance schedule should be used to prioritise the defects noted/anticipated within your building or property portfolio. It can be used to plan both reactive and anticipated repairs to the buildings over a programmed timetable. A maintenance schedule ensures the correct maintenance of a building and prevents large unforeseen repair costs.

Maintenance Schedules are commonly used for commercial buildings or large blocks of flats in order to assess the condition of the building and prioritise the works to ease the expenditure for any given financial period. As an additional service Whitton and Laing Surveyors can be appointed to undertake works specifications, contractor tendering along with contract administration

REPAIRS/MAINTENANCE

Whitton and Laing Surveyors are involved regularly in assessing properties for reactive/planned maintenance and repair along with works specification, tendering and overseeing of works for both minor and major projects ranging from bathroom/kitchen refurbishments through to the renovation of Grade II Listed country estates.
 

CONTRACT ADMINISTRATION

Once a maintenance plan has been agreed it is important that competent and suitably qualified building contractors are appointed to undertake required works. Our full contract administration service offers clients the opportunity to utilise our services in overseeing the tendering process selecting contractors for the tendering list whereby clients benefit from our experience of working with many local/regional firms. Once the tendering process is complete we will be happy to appoint the contract and administer through to completion thus ensuring a smooth running project.
