VACANCY FOR ESTATE & APARTMENT BLOCK MANAGER (covering Exeter and Somerset areas)

This role would suit someone who is already working within Block Management, or a Letting Agent who is looking for a new challenge within a rapidly expanding sector of the property industry.

Job Description:

To effectively manage a portfolio of residential properties within the South West and to provide an efficient, customer focused service, with an onus on client retention.

You will be responsible for preparing and maintaining the annual service charge budget, from which you will be required to report and update the client and therefore, must be confident in dealing with detailed figure work.

You will also be managing and maintaining the structure of the building and communal areas, organising schedules of work within the service charge budget and meeting contractors on site.
Administering terms of the lease and ensuring that all covenants are upheld and legislation complied with.
Attending AGM’s, EGM’s and other meetings, taking and preparing Minutes and administering accordingly (some of which will be out of normal office hours) and must be confident to Chair a Meeting and public speaking.

Key Skills:
Strong management and organisational skills, tact and diplomacy, excellent communication skills.
The ability to work as part of a team, but also upon your own initiative, with the ability to multi-task and cope well under significant pressure ~ a cool head and good sense of humour are a must!
An understanding of construction, maintenance and health and safety.
Be IT literate with a good understanding of Microsoft Office, Excel and bespoke Property Management Software, for which training will be given.

DEBT RECOVERY CLERK

We are looking for a conscientious individual with a keen eye for detail to join our busy client accounts team in the new role of Debt Recovery Clerk.
This role would suit someone who has been working within finance or the property industry and is looking for a new challenge within a rapidly expanding sector of the property industry.

Key skills
The candidate must have excellent customer service skills, be a good communicator with plenty of common sense and compassion when required.
Strong organisational skills, attention to detail, the ability to multi-task and cope well under pressure whilst working as part of a team.
IT literate with an excellent knowledge of Microsoft Office and bespoke Block Management software (training will be given for the latter).

Job Description
To provide all support necessary to the Client Accounts Team in managing the Debt Collection process of the Service Charges & Ground Rents for a portfolio of properties in the Southwest.
Provide an efficient, customer focused service, dealing with all aspects of the debt collection process to include identifying outstanding debts, contacting the debtors to arrange payment and setting up payment plans where necessary, implementing legal proceedings if required. Utilizing our existing software to produce various letter templates to accurately manage and update the database. Producing regular reports for the Property Managers.

Desired Qualifications

Educated to GCSE standard
Previous experience in accounts/debt collection/customer service role.
General IT Microsoft Office.



CLIENT SUPPORT ADVISER (Estate & Apartment block management - Exeter)

This role is within our Estate & Apartment Block Management department and  would suit someone who has been working within the customer service or property industry and is looking for a new challenge within a rapidly expanding sector of the property industry.

Job Description

Printing financial reports, organising and scheduling meetings, dealing with insurance claims and supporting the team generally.

Project Manager (Position now filled)

We are seeking a flexible, professional, and experienced Project Manager looking for a new challenge within the mainly residential sector of the property industry. Ideally you will have a BTEC or HND/HNC/ONC in construction or similar and or a degree in building surveying accredited by the Royal Institution of Chartered Surveyors (RICS) and be a Chartered member of RICS (MRICS) or MCIOB with a full clean driving licence and car. Applicants with other qualifications but relevant experience will also be considered. 

You will need a solid and extensive technical knowledge, excellent organisational skills and an eye for detail. Ability to organise your own workload effectively to ensure efficiency in working practice is a prerequisite. 
The role will include working alongside local planning bodies and statutory authorities, clients, construction workers and other professionals to ensure projects meet the relevant safety, sustainability and building regulation standards. Making listed building applications and appeals to the planning inspectorate will be necessary on some projects.
Advising clients about building/property issues, which can include technical, financial, legal, environmental/sustainability, building regulation and restoration matters will also fall within the remit of the job.
You will also be required to undertaking Building Surveys, Condition Reports & Specific Reports on mainly residential property. 
Inspecting buildings and building elements to provide defect reports including identification of causes, symptoms and remedies is also another required skill.
You will be able to plan and oversee building work on projects, including preparation of design, specifications and administering building contracts and issuing certification as required under the contract. Chairing meetings, taking and recording minutes and agreeing final accounts as well as managing the end of defects periods. 
You will need experience in design co-ordination of construction detail by other design and sub consultants.
Other skills will include managing projects and multi-disciplinary teams including structural engineers, mechanical and electrical engineers & environmental consultants. 
Dealing with the impact of sustainability issues on development and construction and understanding of the impact made by sustainability on their projects and the financial management of that impact is also a prerequisite. 
You will supervise works on site with knowledge of construction technology and the relevance of techniques on site and assist in the delivery of site quality requirements. 
You will be required to spend a large part of your working week on site to ensure you keep on top of the demanding role of Project Manager and this is also a client facing role so excellent interpersonal skills be required. The role will involve regular travel to sites within the region.
